We can easily create a home extension design that appeals to you personally and add it to your home.

No doubt you’ll have more than one reason to add an extension to your home.

It might be your children have outgrown their rooms, your living spaces are a little bit crowded, you need a new home office or study or you simply need more living space.

With the hassle and costs of moving house like agent’s fees, legal fees & stamp duty, reasons to stay put and improve your existing home soon add up especially if you like your area and have kids settled in local schools.

Whatever the reason, you want your project to be as smooth and carefree as possible.

A home extension is a popular way to increase space and add value to your home.

There are several things to consider before starting your home extension:

Consider the Practicalities

No matter how big or small, every extension project requires a custom design solution.

Design

Possibilities for material choice, use of texture, glazing proportions, ceiling height and much more.

Budget

Cost control is achieved through having a thorough knowledge of the industry and its processes.

Type of Extension

The first thing you need to do is consider your requirements and the architecture of your existing property.

Do you want to add a room to your property? Do you want to build a room above the garage?

The answers to these questions will help you determine what you need from the extension project. You can then consider the costs involved.

Costs will vary widely between builds

When budgeting for your project, it can be difficult to really know how much money you’ll need.

Extensions and new home builds are very different, so don’t rely on new home building costs when estimating the costs of extension projects. ie: square meter rates as they don’t work in renovations and extensions.

The most significant factor and biggest constraint of any extension project is the existing building.

One of the realities of an extension project is that there are likely to be a couple of surprises along the way, and these typically aren’t good surprises. There are potentially dozens of unknown factors for any builder, which means they have no way to accurately allow for them when quoting a project. Ideally, most of them shouldn’t pose any significant problem or add anything more than a small cost to the build.

However, there are some potentially very costly situations that can occur in extensions or renovations that simply do not exist when building new homes. For example, if you are extending an older home you may be required to upgrade the electrical wiring of the entire house if it is found not to meet the current safety standards. In that situation, the electrician cannot legally do any more work on the project; if the wiring is found to be sub-standard he must bring it up to standard first. Also changing the roof cover from Tiles to Steel, this will require the entire existing structure to be tied down to comply with current building codes and standards.

We pride ourselves at IMC Constructions in being excellent communicators and keeping you abreast of all changes and issues as they arrive.

Council fees can add more to the final cost

Sometimes local council can make a house extension process a burden that depend on specific local rules for building permits and regulations requirements that must be met.

Heritage homes

Many Brisbane suburbs are made up of homes with heritage or historical significance.

Outside of the Brisbane CBD, a heritage overlay exists for of many parts of the city.

Design

More light and natural warmth are usual considerations when adding larger windows, but we must also be very aware of how exposed the windows are to summer sunlight, especially the west-facing afternoon sun.

Understanding where north and south is will give you an idea of where the sun will be at different times of the day and year.

With a little bit of planning  advice we can ensure your extension improves your lifestyle for many years to come.

Time Frame

House extension time frames can take anywhere up to 12 months from beginning to end.

Depending on your local council body, additional town planning can add  months to your build.
